Rental Policies

 

RESERVATIONS: Reservations are not guaranteed until receipt of signed contract and reservation/security deposit is received.

 

 

RESERVATION/SECURITY DEPOSIT: A reservation/security deposit of one night rental is required to secure the property reservation. Your deposit constitutes acceptance of the Terms and Conditions of the contract. Reservation deposit is returned within five days of departure as long as 1) No damage is done to the property or its contents, beyond normal wear and tear. 2) No pets, pet odor, pet hair, smoking or smoke odor are within the walls of the property. 3) All doors and windows are left shut and locked and alarm system is left on when you depart. 4) All departure checklist items are completed by guests 5) No items are removed from the property 6) No damages to hot tubs or Jacuzzi’s.

 

DEPOSIT: Deposit can be paid by credit card, traveler's checks, money order or cashiers check. Credit Card billing completed through PayPal. NO PERSONAL CHECKS.

 

PAYMENT: Payment in full must be received 30 days prior to arrival.

 

CANCELLATION: You are obligated to the dates you have reserved. Once your reservation is made, canceling 61 days prior to your reservations dates means forfeit of deposit. Canceling less than 30 days prior to check in results in forfeit of entire stay if unit can not be rented. No refund due to road conditions.


CLEANING FEES/TAXES: Cleaning fees and 13.75% sales and lodging taxes are included in the nightly rental rate. A breakdown of these fees’s can be provided upon written request.


CHECK-IN/OUT: Check in time is 3:00 p.m. Check out is at 10:00 a.m. unless prior arrangements have been agreed upon in writing. Later check out is available with for an additional fee. Door codes and directions are provided to guests 10 days prior to arrival
NON-SMOKING POLICY - NO TOLERANCE NO EXCEPTIONS!


There is NO SMOKING allowed inside the property. Smoking is designated outside only. Please empty ashtrays into the outside trash cans only. Emptying cigarettes in the inside trash will make the property smell as if it was smoked in.

NO PET POLICY- NO TOLERANCE NO EXCEPTIONS!


This is an allergen friendly home and NO PETS OF ANY KIND ARE ALLOWED ON THE PROPERTY. Bringing pets to this property presents a serious health risk for those with allergy induced asthma expecting to stay in an allergy friendly home! Lessee agrees that no personal pets shall be brought to the property including indoor and outdoor areas.

MINIMUM STAY: All properties require a 2 night minimum stay.

 

MINIMUM AGE REQUIREMENT: Tennessee law requires renters be of a minimum age of 21 years old. We can not lease to anyone under the age of 21. A & J Rentals reserves the right to refuse service or rental to anyone at their complete discretion.

 

MAXIMUM OCCUPANCY: Only the number of persons stated on your reservation contract are permitted to stay. If additional people are discovered you will have to vacate the unit immediately with no refund.

 

TELEPHONE: Cabins on the lake are provided with local and long distance phone service at no additional charge to guests.


PESTS: All cabins are professionally pest controlled.


NO HOUSE PARTIES: This is a family vacation home. No house parties are permitted. Loud and obnoxious behavior is not allowed. Please respect the neighbors and observe respectable noise levels. Our service personnel periodically checks on the property. If they see a house party in progress you will be asked to leave the premises and forfeit all advanced payments and security deposits. No refunds will be issued for early departure.

 

MAINTENANCE: We do everything possible to keep all equipment in good working order. We do guarantee to make every effort to correct all deficiencies as soon as possible during normal business hours. Emergencies are to be reported immediately to A&J Rentals.

 

RATE CHANGES: Rates subject to change without notice. Any confirmed reservations are guaranteed as stated on contract.

 

LAKE LEVEL POLICY: Douglas Lake water levels are controlled throughout the year by the Tennessee Valley Authority. The lake levels at Douglas Lake vary about 41 feet over the course of a normal year. A & J’s Rentals can not be held responsible for the water levels effect on docks, views or recreational activities such as swimming, boating or fishing.

 

SUPPLIES: A starter pack of the following items are placed in every cabin: toilet paper, paper towels, hand soap and dishwashing liquid. You will need to bring your own paper and soap products and towel for lake and pool. All house towels and linens are provided.
